The Pavilion was one of the largest hospital projects in the United States and the largest capital project in the University of Pennsylvania’s history. The building itself is a massive 1.5-million-square-foot, 17-story facility with 504 private patient rooms and 47 operating rooms. The integrated project delivery (IPD) method was used. The Penn First Team which consisted of a cross discipline of the Architect, Engineer, Contractors but also included the Owner. This team looked at the project to determine what elements were repetitive in nature and fit certain criteria. The Design professionals allowed the Penn First Team to help them design for prefabrication. Case and point the original design had 50 bathrooms and through this process the team working together we were able to get it down to 4 unique bathroom pods. Off Site Manufacture (OSM) prefabrication shops were setup for the utility rack system, electrical rooms and the bathroom pods. The OSM process reduced the field manpower by 25%, reduced the raw material from hitting the floor by 30% not to mention the increased in quality and safety. The OSM process allowed 15 $30,000 plus bathroom pods to be delivered on one 8 hours shift. We were also able to deliver and install 80 to 100 feet of multidiscipline utility racks in a day’s work. These efforts were highly coordinated for the scheduled delivery to the site for early morning lifts by tower crane and onto Preston decks and moved into the building.
